OFFICIAL RECORDS ONLINE SEARCH

These instructions describe how to search, free of charge, the Osceola County Public Records database for final judgements, land records, court records, and other public documents recorded since January 1, 1957. The search will return a list of Grantors/Grantees or Parties, the date of the document, the book and page number of the document, and other linked related instruments. This method can be used on all devices with Internet access and all web browser software.

This application uses a tab structure to switch between views. The top three tabs are used to switch between the Search options (making the four lower tabs visible), the list of the Results for the most recent search, and the Document currently selected for viewing (if any). Use these tabs, not your browser's Back button, to return to the Search or Results tab.

Search Criteria

Click on the Search tab to show the Party, Document Type, File Number and Book/Page tabs. Click the Search button after entering all required and optional criteria on the selected tab. Click Clear to clear the existing criteria.

Returned Search Results

The resulting hit list will be presented on the Results tab, showing documents matching the criteria entered. The county will limit the number of records that can be retrieved in one search. Here are the ways to use the hit list:

Document Details

When View is clicked in the hit list, details and the document image are shown on the Document tab. Use the plus and minus buttons or your mouse scroll wheel to enlarge or reduce the document in the window. Use the buttons above the image to go to the previous or next page or a specific page number, to Rotate the view by 90 degrees left or right, or to Reset the view to normal.

Click Print Page to print the page being viewed only, or PDF All Pages to create a PDF (Portable Document Format) file for the entire document. For documents of more than xxx pages, two PDF files will be created. For the Chrome, Firefox, Opera and Edge web browsers, a View link will shortly appear at the right of the buttons to open the PDF and print or download it with the web browser's built in interface for PDF documents. For Internet Explorer, you may see a prompt to Open or Save the file. Select Open to view the file in Abobe Acrobat Reader or another PDF viewer application. You can then Print or Save the document in that application.
